Property management and renovation oversight get talked about as if they're the same service. They aren't, and the pricing reflects that. A renovation is a finite project with a start and an end. Property management is ongoing — routine inspections, bill payments, vendor coordination, and being the person a tenant or a neighbor calls when something needs attention, indefinitely.

Because it's open-ended, the pricing models vary more than owners expect:

Fixed monthly fee, scaled to the apartment's size and how hands-on the owner wants the service. This is the most transparent structure — you know the cost before the year starts, and it doesn't create an incentive to generate more billable work.

Percentage of rental income, common with agencies managing a rented unit. Usually 8-12% of monthly rent. This aligns the manager's incentive with keeping the unit occupied, but says nothing about maintenance quality or responsiveness when something breaks.

Commission-based, where the manager earns from the vendors they bring in. This is worth asking about directly. A manager paid by the plumber they call has no reason to get you a second quote.

What's typically included in a fair management arrangement: a scheduled walk-through of the property (monthly or quarterly depending on whether it's occupied), coordination of routine repairs, utility and arnona payment tracking, and a single point of contact who can act quickly without needing a three-day email chain first.

The question worth asking any property manager before signing anything: who do they answer to? A manager paid a flat fee by you has no reason to inflate a repair bill. A manager earning a cut from every vendor they call does. That single distinction matters more than the headline monthly rate.
